Swing Gate Motor Replacement on Flagler Drive

The original swing arm motor had burned out after roughly nine years of salt-air exposure. We found the capacitor leaking and the limit switch seized in the closed position. We installed a new LiftMaster swing arm, reset both travel limits to within a quarter inch of the original stops, and photographed the new positions before we left. The gate now closes fully against the stop post without that shudder it had been doing for months.

The gate had jumped its rear guide roller and was dragging the bottom rail across the concrete, grinding a groove about an eighth of an inch deep. A wheel barrow or a kid’s bike had been wedged under the gate at some point and forced it off line. We pulled the gate back onto the track, replaced both guide rollers, and welded a reinforcing plate over the worn section of rail. The owner got a written record of the roller part numbers and a photo of the repaired rail before we packed up.

Underground Gate Operator Brought Back to Life in El Cid

Underground operators fail slowly. This FAAC unit was cycling slower every week until the gate stopped opening past about sixty percent. The hydraulic fluid had thinned and the pressure relief valve was cracked. We drained the reservoir, replaced the relief valve and the two check valves, refilled with the manufacturer’s specified fluid, and bled the system. The gate opens in nine seconds flat now, silent enough that you hear the neighbor’s sprinklers over it.

The gate would start closing and instantly reverse, every time. That’s the photo-eye, the infrared beam that stops the gate if something crosses the path, telling the board something was in the way. One of the two housings had been knocked roughly two inches out of alignment. We re-leveled both housings, verified the beam alignment with our test kit, and photographed the beam path showing a clear, uninterrupted line. The gate stops and reverses correctly when tested with an obstruction, and closes completely when the path is clear.

Bent Gate Leaf Straightened and Rehung in Sunshine Park

A delivery truck caught the top corner of this steel driveway gate and pulled the whole leaf about fifteen degrees out of square. The hinge posts were bent too. We removed the gate leaf, cut out the bent picket, welded in a new section of square tube, and pressed the frame back to square on steel blocks. Then we re-hung the leaf and replaced both hinge bearings. The gate swings with one hand now and latches on center like it did when it was first installed.

Ghost Controls Keypad and Receiver Upgrade in Lake Worth Corridor

Three remotes had stopped working within a week of each other, and the keypad was dead at the post. The Ghost Controls receiver board had taken a surge during a lightning storm in July. We replaced the receiver, flashed the new keypad to match, and re-paired all four remotes on site. The homeowner now has two working keypad codes, four remotes, and a photo record of the receiver board serial number we installed.
